Urban Villages seeks a full-time Director of Sales for the River Club in Telluride, Colorado. A luxury private residence club, the River Club boasts a premier setting in the heart of Telluride's historic Depot District. The Club's location along the San Miguel River is within easy walking distance of the gondola, downtown shopping, and restaurants, and is also ideally situated to provide access to hiking trails and fishing. The River Club combines the advantages of a vacation home with the amenities, service, and convenience of a five-star hotel. Owners enjoy full membership benefits at the Telluride Ski and Golf Company, including ski passes and greens fees. When owners are not using their residences, a world-class on-site management team rents the property, with owners benefiting from resulting rental income.
The Director of Sales will be responsible for managing the sale of a large block of fractional interests in the River Club to prospective individual buyers. This includes working with the Director of Marketing to generate qualified sales prospects, managing and developing relationships with prospective buyers, and negotiating and closing real estate transactions. This opportunity is for a licensed real estate broker looking for an opportunity to begin or extend their career in marketing and sales in the real estate and hospitality industries. An engaging and outgoing personality with the willingness to learn is a must.
Duties and Responsibilities
Managing, coordinating and executing all River Club tours with prospective buyers.
Oversee the negotiation and closing of all transactions.
Manage the property's reactive and proactive sales efforts.
Determine and develop marketing communication activities, in conjunction with the Director of Marketing
Schedule and oversee sales strategy meetings to provide input on weekly and overall sales strategy.
Suggest innovative marketing ideas and help develop deployment strategies
Serve as primary sales contact for all prospective buyers and manage all sales relationships.
Develop strong partnerships with local brokerage community to further increase brand/product awareness.
Develop and manage internal key stakeholder relationships.
Preparing periodic sales & rental reports showing sales & rental traffic, availability & inventory status, market data, potential leads, and areas of proposed expansion.
Develop strong community and public relations by maintaining property participation in local, regional and national festivals, tradeshows, and community events.
Participate in the development of sales/marketing operating budgets.
Develop and recommend product positioning, packaging, and pricing strategy.
Oversee and evaluate market research and adjust marketing strategy to meet changing market and competitive conditions.
Monitor competitor products, sales and marketing activities.
Establish and maintain relationships with industry influencers and key strategic partners i.e., Telluride Tourism Board.
Prepare sales activity reports and review and analyze sales performance against programs, quotes and plans to determine effectiveness.
Coordinate all sales programs with Director of Marketing to ensure consistent messaging and branding.
Implement and manage Sales Force management software.
Direct sales forecasting activities and set performance goals accordingly.
Participate in the development of sales scripts and marketing messages and attend sales training programs to refine methods and delivery.
Work with Director of Marketing to support all URC events and sponsorships.
Position Specifications
I) Qualifications and Experience
Active Real Estate Brokerage License in the State of Colorado is a must
Higher Education degree preferred
Experience in the hospitality, property management, retail or resort industries a plus
Real world business experience preferred
